Description

LAYOUT
Private street entrance. An initial entrance hall with striking marble floor and panelling. A sizeable central hallway with a coat cupboard and a separate toilet and sink. Stairs lead from the hall to the first floor and basement.

Access to the spacious living room, which has windows at both ends and is therefore very bright, with a high ceiling (3.30 metres) and many original details, including two mantelpieces, dividing sliding doors, the decorative ceiling, and panelled doors. The seating area, which features an open-hearth fireplace, is at the front of the property; the dining area is at the rear. The stylish kitchen is equipped with a range of built-in appliances, such as a gas hob, a dishwasher, an oven (combi-microwave), a steam oven, a fridge, a freezer, and plenty of cupboard space. From the dining area and kitchen, there is access to the south-facing garden - a lovely two-level veranda. The upper level of the garden is effectively an extension of of the indoor dining area, and has its own outdoor fireplace! A few steps lead down to the sheltered lower level, which has a comfortable seating area and space for children to play. Because the garden is south-facing, you can enjoy the sun here all day long. Elsewhere, the crawl space beneath the living room has been converted into a useful storage area, reachable through a hatch in the floor.

The first floor has four bedrooms, of varying sizes. The master bedroom at the rear is spacious and comes with a walk-in closet and an extra work space. To the front is the second large bedroom, featuring an eye-catching bay window, with great views of the street. The remaining two bedrooms are also of a good size, and make ideal children’s bedrooms or offices. The bathroom has a walk-in shower, a bath, and a double sink; there is also a built-in closet for a washing machine and dryer.

The basement can be accessed from the hall and currently functions as a separate space for the au pair. However, it could also easily serve as a guest room or home office. It features a bedroom and a bathroom, with a shower and a sink. Both rooms have windows facing the garden. There is also a useful storage space here. The basement’s height is 1.98 metres up to the ceiling (and 1.82 metres up to the beam). For this reason, the surface area of this space is not included in the official overall (NEN) surface area of the property. Nonetheless, it is a perfectly useful space.

EXPANSION OPPORTUNITY
There is currently an excellent opportunity to expand the basement, in partnership with the neighbours at number 19. This would result in the addition of a complete and ful-fledged residential storey at number 21 (of around 60m²). The neighbours at number 19 have stated that the digging and construction work could be carried out from thebasement of number 19, which means that the ground floor of the apartment at number 21 could remain fully intact and there would be no need for the occupants of number 21 to move out during the work.

The neighbours at number 19 have recently submitted an application for the required municipal permit for extending and deepening their basement and renewing their foundation. They have actively approached the owners of number 21 to see if they would like to join them in this project.

The matter has also been discussed in the number 21 owners’ association and the upstairs neighbours have given their agreement and stated their willingness to contribute towards the costs.

For the sake of completeness, although this is an excellent opportunity to add ~60m² of official living surface to the house, there is no obligation to do so. It is completely up to the new owner to decide whether or not to move forward with the project.

You will find all your everyday shopping needs on Cornelis Schuytstraat or Van Baerlestraat, including a wide range of delicatessens. The local area also abounds in excellent bars and restaurants, such as George, Schotsheuvel, Barolo, and Carter. The owners’ association has two members and is managed internally. The current service charges are €170.46 per month. There is a long-term maintenance plan in place and the owners’ association is registered with the Chamber of Commerce.
