LAYOUT

Entrance to the apartment, with access to every room. Particularly striking features of the living room are the high ceiling (around 2.90 metres) and the amount of daylight that comes in; this is a great space to relax. Thanks to the built-in raised settee, there are excellent views of the canal. The kitchen is compact and comes with a fridge, gas hob, extractor hood, oven, and dishwasher. There is a bar that serves as a very useful extension to the kitchen, seating three to four people. It also contains lots of storage space. The hall leads to the spacious bedroom, which has an attractive custom-made built-in wardrobe. Being at the rear of the complex means the room is very quiet. In the central part of the apartment is the bathroom with a walk-in shower, sink, and space for a washing machine and dryer. Finally, there is a separate toilet and sink. Elsewhere in the complex is a small storage unit.

Stylish herringbone flooring covers the whole of the apartment. In 2019, the kitchen was replaced, everything was repainted, and various items of custom-made built-in furniture were added, such as the raised settee (with drawers), the bar, and the wardrobes.

LOCATION
The ‘Westelijke Eilanden’ area is an outstanding example of a well-preserved part of Amsterdam. Together, the three islands of Bickerseiland, Prinseneiland, and Realeneiland form one entity, interlaced with tranquil waterways, small parks, and the ambience of the old warehouses and stunning residences. Your everyday shopping needs can be met on Haarlemmerstraat, Haarlemmerdijk, Haarlemmerplein, or in any of the other nearby shopping streets. And it almost goes without saying that there are plenty of good restaurants and bars in this area and in the Jordaan, including De Gouden Reael, De Klepel, and Toscanini. Every Saturday there are markets on Lindengracht and at Noordermarkt, with a wide variety of goods. The apartment is situated just a short distance from Westerpark, home to numerous cultural events and Het Stenen Hoofd.
There are good public transport links, including various tram and bus routes, and Amsterdam Central Station is close by too. The area is also easy to reach by car from the A10 Ring Road (junctions S102 and S103). Parking is on public roads, for which a permit is required.

OWNERS’ ASSOCIATION
The ‘Appartementengebouw De Real’ owners’ association is professionally managed by Vve Beheer Amsterdam. The service charges are currently €101.10 per month. There is a long-term maintenance plan in operation and the owners’ association is registered with the Chamber of Commerce.
The heating and hot water in the apartment come from a communal heating system. A monthly fee of €37.93 is levied for this, with the amount owing or owed at the end of the year determined by levels of actual use.
