Elsewhere on this floor is a second toilet, as well as a storage space that includes plumbing for a washing machine and dryer. And, last but not least, there is the vast roof terrace, 21m2 in area, that is reached via a set of stairs. There is more than enough space here for a settee and dining table and it offers stunning views over Amsterdam.

The apartment is extremely quiet due to its ideal position in the building and because it is so well insulated. The latter also results in low energy costs, of course (Energy Label A). Via the enclosed gardens - which you are free to use - you can access the building basement, where your large storage unit and car park are to be found.

LOCATION
The apartment is very centrally located, at the point where the Oosterpark and Weesperzijde neighbourhoods meet. The street is delightfully quiet; the Wibautstraat metro station is just around the corner, as is a very large Albert Heijn supermarket, for your everyday shopping needs, and Oosterpark. You can cycle to the Amstel and Muiderpoort train stations in a matter of minutes, while for car users the Amsterdam Ring Road is similarly very close by.

There are various well-known hotspots within walking distance, including Café Maxwell and Bar Bukowski on Beukenplein, or Ysbreeker, Bam Boa, and Hesp, with their relaxing outdoor terraces on the River Amstel. For a great cup of coffee, you can try Coffee Bru or Benji’s, and for fresh bread go to Hartog’s Volkoren Bakkerij (bakery). If it’s good food you’re after, nearby restaurants include BAUT, Rijssel, Loetje Oost, The Breakfast Club and Thaicoon. Oosterpark and the banks of the nearby River Amstel are ideal for a run, but there are other local fitness options too - swimming or working out at the Vondel gym on Wibautstraat, at SportCity, or the Kops gym on Weesperzijde. In short, this is a great place to live!

OWNERS’ ASSOCIATION
The owners’ association is managed professionally by Ymere. The current service charges are €368.17 per month (€255.05 for the apartment and storage unit and €113.12 for the parking space, including the lift). This includes the building insurance and funds to be set aside for maintenance. There is a long-term maintenance plan in place, more than 300,000 euros of reserves, and the owners’ association is registered with the Chamber of Commerce.

LEASEHOLD
The apartment is on municipal leasehold land, the ground rent for which has been paid up to 31 March 2064. This is therefore not something you need be concerned about for a very long time! The 2000 General Provisions on perpetual leases apply.
